The Challenge

  • We were appointed by KanAm Grund Group and Morgan Capital to advise on the redevelopment of 7 Princes Street, an existing and outdated 1970s office building in the heart of the City of London. The building is located in a prominent location within the Bank Conservation Area, adjacent to a Grade I listed hotel (The Ned) and opposite the Grade I listed Bank of England. The physical constraints of the site presented a challenge to achieving an uplift in floorspace whilst balancing design and sustainability objectives.

The Solution & Result

  • The key client objective for the project was to deliver a genuinely sustainable building. Working with Aukett Swanke architects and Atelier Ten sustainability consultants, demolition of the existing building was minimised as far as possible. The substructure and existing superstructure concrete frame were retained, resulting in 78% retention of the existing building fabric and an uplift of nearly 2,000 sqm was achieved.
  • Planning permission was secured under delegated authority in January 2023.
  • The development will be all electric and will deliver external, green amenity space for occupiers. The scheme will reduce operational energy consumption in line with LETI guidelines and is targeting a BREEAM rating of ‘Outstanding’. The client is looking to attain a 5 star NABERS accreditation to demonstrate the in-use and quality performance of the building.
  • A pre-construction Whole Life Carbon Assessment and pre-construction Circular Economy have both been approved for the development via discharge of conditions. The Whole Life Carbon targets significantly exceed the GLA’s aspirational benchmark by 20%.
