The Challenge

Eurocentres appointed us to value and advise on the sale and potential for change-of-use for a language school in Eccleston Square. The stucco-fronted period building had a total floor area of 25,414 sq ft.

The Solution

Prior to marketing, we provided advice on value and sale strategy and our planning team investigated the potential for a change of use to residential. Our advice and soft market testing led to Eurocentres’ decision to sell the entire property – rather than a portion of it, as previously envisaged – to maximise value.

The Results

The marketing process generated significant interest from a range of different purchasers.  The property was guided at in excess of £18 million and has now been sold for continued educational use materially above this figure.
