The Challenge
We identified that the floor space at a Grosvenor Casino appeared to have been overstated by the landlord’s agent and we needed to challenge them to address this discrepancy.
The Solution
On review of the apportionment schedule, and following an in-depth survey of the space, it became clear that the gross internal area had been overstated by 4,000 sq ft. We undertook negotiations with the landlord to ensure the schedule was revised to reflect the true area.
The Result
A credit adjustment of £12,000 was secured, and the client will benefit from rent reductions of approximately £6,000 to £8,000 per annum.
