Cambridgeshire offers good road access via the A1 and A14, as well direct access to the ports on the East Coast. Most large sheds are located in Peterborough; however, some occupiers have chosen locations further south such as Huntington and St Neots, which provide good access to the Midlands and Felixstowe.

Occupier and developer activity centred on Peterborough Gateway in 2020. Peterborough is the most established industrial market in the region and the 180-acre Gateway scheme is attracting both manufacturing and retailer occupiers, including JDM Food Group and Amazon. This in turn is spurring speculative development, with two large schemes getting underway and sites being purchased in 2020 which are likely to be of interest to occupiers, especially as supply remains low right across the region. Following very strong growth in prime rents recorded in the last 5 years, which averaged 8.2% per year, we are forecasting an average 1.8% per year rental growth over the next 3 years.
